The latest phase completed as part of this €450m development, Block B2b, consisted a €15m block of 68 apartments constructed over a live medical facility within the Beacon South Quarter complex. The overall development began in 2004 and has over 1,000 apartments with numerous commercial and retail facilities.
Block B2b is ten storeys in height and consists of insitu concrete walls, with precast floor slabs. The project also involved the refurbishment and fitting out of a triple level basement car park to provide car parking facilities for the Block B2b residents.
The works also included site works consisting of external landscaping and the coordination and connection of services to the public network, which included close coordination and liaison with external service provider stakeholders.
PUNCH Consulting Engineers were appointed as Assigned Certifiers and Civil / Structural Engineers for the B2b Block project, having been Civil and Structural Engineers on the overall development from its original inception in 2004.
PUNCH as the Assigned Certifiers correlated and submitted the relevant Commencement Notice Statutory & Ancillary documentation; associated drawings and documentation; and Preliminary Inspection Plan & Framework to the Local Authority / online Building Control Management System (BCMS).
PUNCH carried out and coordinated numerous design team periodic site inspections at appropriate times in accordance with the Inspection Plan. This is to ensure that the works, including any changes were carried out in accordance with the design team drawings, specifications and Technical Guidance Documents of the Building Regulations (Part A-M).
In addition, PUNCH co-ordinated, implemented and updated the Inspection Plan accordingly based on our inspections as Assigned Certifier and the inspections carried out by the relevant Design Team members under our guidance. PUNCH also obtained the relevant Declaration of Performance Certificates / CE markings from the contractor for the appropriate materials used as part of the works.
At project completion, PUNCH correlated the documentation to include all relevant Design Team certification, Specialist and Sub-Contractor Ancillary Certificates; and supporting drawings and documentation for submission to the online Building Control Management Systems (BCMS).
In accordance with Building Control (Amendment) Regulation 2014 requirements, validation of the project was obtained from the Local Authority Building Control and placed on the Local Authority’s register in advance of public occupation.
