This project presented a vast number of complex engineering and logistical challenges. Two main contractors were appointed to develop phases simultaneously.  Cognisance of their sequence of works and requirements needed to be incorporated into the overall project design.  Prior to and during the project, PUNCH investigated new construction techniques to enhance the development from various aspects such as quality, costs, construction program, and sustainability.  This resulted in mixing conventional structural solutions with advanced construction technologies.  Working closely with fellow design team members and contractors, we developed innovative precast concrete basement solutions along with various precast structural systems for the high rise apartment blocks.  These apartment blocks also had to facilitate prefabricated bathroom pods and precast cladding structural systems.  For the high rise in-situ concrete stairs and lift shaft cores, jump forming systems were utilised for speed and a high quality finish.

Beacon South Quarter represented the next phase of redevelopment of Sandyford Industrial Estate in South County Dublin in which PUNCH Consulting Engineers have been heavily involved.  This project is a mixed use residential and retail development on a 5.2 hectare site with over 23,000m2 of upmarket retail outlets, 7,700m2 of office space, 2,300 car spaces, 1,100 luxurious apartments.  The development layout consists of double and triple level basements in granite rock subjected to a high water table, beneath long spanning retail outlets, under office blocks and high rise residential blocks of up to 18 storeys.

Due to the large scale and complexities of this landmark project, the use of 3D modelling software Revit was also utilised.  This allowed 3D models, incorporating architectural finishes, services and structure, to be constructed in advance of construction on site.  This allowed PUNCH and the rest of the design team to identify and resolve any design issues which produced significant time savings and provided a complete understanding of the building as a whole prior to construction.
